Selecting Plot Location
The following are some important factors to be considered while selecting the plot location:
- Distance from work place, railway station, bus stand and airport.
- Availability of public amenities like road, water, electricity, drainage etc.
- Availability of hospital, parks, recreational centers, etc.
Purchasing Plot
- The land is not prone to frequent flooding.
- The soil is not soft and is not liquefiable. (This could be a problem particularly in the river bed and coastal areas).
- There are no known earthquake faults in close proximity to your plot.
- The plot should not be under any acquisition/litigation proceedings.
- The plot is designed for residential use.
- Check for plot survey number and ensure that the land title deed is clear.
- Obtain a No Objection Certificate for the plot from the registrar’s office.
- Take advice from experts about relaxation on stamp duty during land purchase.
